TERMS AND CONDITIONS

BY MOVING FORWARD WITH THE BOOKING PROCESS, YOU ACKNOWLEDGE THE CANCELLATION POLICY AND AGREE TO ITS TERMS.


1) BOOKING PROCESS

i) Perfecto Lugar Web Site:
To start a reservation process select the apartment you are interested on, later select the dates of your stay and finally press the “BOOK” option. You will receive a Paypal LINK, and you should follow the instructions.
ii) By Email:
To start a reservation process, send an email to alex@perfectolugarapartments.com
Within 24hrs, we will contact you to send the information about the availability and the rates of the apartment you are interested on. Also we will send you the instructions to follow to make the reservation.
iii) By Portal:
We will contact you by e-mail to send you the information about the availability and the rates of the apartment you are interested on. Also we will send you the instructions to follow to make the reservation.



2) FORMALIZE THE RESERVATION

It is necessary to confirm the reservation making a down payment of 20% of the total amount of the stay.
To make a reservation and confirm your stay, a DOWN PAYMENT is required by Paypal. We will send you a Paypal deposit request LINK to your email.
NOTE: No registration or PayPal account is needed to send us the DOWN PAYMENT to our account. Paypal accepts: debits and credits cards, bank wire transfers, or PayPal credit.
The REMAINING RENT BALANCE will be due upon check in by Dollars or Euros cash.
We will send you a confirmation email, with all the details of your reservation. Also we will send you a PREVOUCHER, also you will need to complete a guest form with personal and flights information.


3) CONFIRMED RESERVATION

You will receive a VOUCHER confirmed reservation.


4) PAYMENT AND ACCEPTABLE PAYMENT METHODS

An advance payment (DOWN PAYMENT) equal to 20% of the rental rate is required to confirm the reservation. The advance payment will be applied toward the room rate.
The BALANCE DUE OF RENT (REMAINING PAYMENT) must be paid at your arrival date at the check in.

DOWN PAYMENT:
Down payments are only accepted by PayPal.

REMAINING PAYMENT AT CHECK IN:
This payment must be paid at check in. IMPORTANT: This amount is a condition to enter and use the apartment. Failure to pay this amount at check-in, you could not be able to stay in the apartment.

REFUNDABLE DAMAGE DEPOSIT:
ONLY DOLLARS OR EUROS CASH ARE ACCEPTED with no exceptions. The refundable damage deposit IS NOT INCLUDED in the total rent amount for the period and IT IS FULLY REFUNDABLE the departure day at check out, PRIOR THE APARTMENT INSPECTION.

NOT ACCEPTABLE PAYMENT METHODS:
Traveler’s Checks.


5) RESERVATION MODIFICATION

The modification of the reservation is subject to availability.
In case you want an extension of your stay, you should make a new reservation for the additional days. Every new reservation is subject to availability and implicates a new payment.


6) INCLUDED ON THE STAY

- Maid service (see on MAID SERVICE –Item 6-).
- WIFI Broadband Internet
- LCD Cable TV
- DVD
- Telephone w/ answer machine. Free local calls. Not international or mobile phone calls.
- All expenses and taxes.
- Services: gas, electricity, water.


7) MAID SERVICE

- Inclusive of once a week housekeeping service (for min 7 days stays and longer).
- Inclusive of end of stay housekeeping service.
- Inclusive of fresh linens and 1 SET OF TOWELS (1 LARGE, 1 MEDIUM, 1 SMALL) PER GUEST.
- More set of towels are available for USD 10 per set.
- Extra cleaning day. USD 25 per day.

IMPORTANT: The cleaning service will be organized by Perfecto Lugar under the best convenient possibility between our schedule and guest.
When a cleaning service time is scheduled between Perfecto Lugar and the guest, no changes are allowed. The maid maximum waiting time to enter into the apartment is 20 minutes, after this time, forfeit the cleaning session.


8) CHECK IN INFORMATION

- Check in time hour is between 3:30PM and 6:00PM of expected arrival date.
- Check in is on-site at the apartment booked. The exact address will be provided after reservation is made.
- The apartment may NOT be clean until 5:00PM depending on our logistics workload and schedule.
- IMPORTANT: BAGGAGE CANNOT BE LEFT AT THE APARTMENT IN CASE OF AN EARLY ARRIVAL FLIGHT. IN THIS CASE, WE RECOMMEND TO ASSURE AN EARLY CHECK IN.

- Early check in from 9:00AM to 3:30PM is available for USD 35 depending on previous guest and on our logistics workload and schedule.
IMPORTANT: Recommended to assure an early check in if you require a morning check in, based on availability.

- Late check in after 6:00PM to 12:00AM is available for USD 35 depending on our logistics workload and schedule.
- Special check in from 12:00AM to 9:00AM is available for USD 45 depending on our logistics workload and schedule.

- Weekend check in day: May have an extra charge. Depending on our logistics workload and schedule. And must respect the check in hours conditions.

- Special check in DAYS: 24, 25, 31 December, 1 January is available for USD 50 depending on our logistics workload and schedule. And must respect the check in hours conditions. (24/12 until 4pm, 25/12 from 4pm, 31/12 until 4pm, 01/01 from 4pm).
- Special check in Non Workable DAYS: Is available for USD 35 depending on our logistics workload and schedule. And must respect the check in hours conditions.

CONFIRMING THE CHECK IN TIME:

- The check in time must be set with Perfecto Lugar with no less than 15 days prior to arrival, with no exceptions.
- If reservation is confirmed within less than 15 days prior to arrival, check-in time must be set at the moment of reservation, with no exceptions.
- In case of Guests that not report the check in time with the required anticipation, Perfecto Lugar will understand as check in time, 15:30 pm, regular schedule.


9) CHECKOUT INFORMATION

- Check out time is at 10:00AM SHARP.
- An apartment inspection will take place minutes earlier to your departure at the check out.
- IMPORTANT: LUGGAGE CANNOT BE LEFT AT THE APARTMENT IN CASE OF LATE DEPARTURE FLIGHT. IN THIS CASE, WE RECOMMEND TO ASSURE A LATE CHECK OUT.

- Late check out is available for USD 40 depending on availability and arrival time of next guest and on our logistics workload and schedule.
- Early check out from 12:00AM to 8:00AM is available for USD 35 depending on our logistics workload and schedule.
IMPORTANT: Recommended to assure an early check out if you require a very morning check out.

- Weekend check out day: May have an extra charge. Depending on our logistics workload and schedule. And must respect the check in hours conditions.

- Special check out DAYS: 24, 25, 31 December, 1 January is available for USD 50 depending on our logistics workload and schedule. And must respect the check in hours conditions (24/12 until 4pm, 25/12 from 4pm, 31/12 until 4pm, 01/01 from 4pm).
- Special check out Non Workable DAYS: Is available for USD 35 depending on our logistics workload and schedule. And must respect the check in hours conditions.

CONFIRMING THE CHECK OUT TIME:

- The desire check out time must be set with Perfecto Lugar, at your arrival (check in), with no exceptions.
- If case of a desire late check out, please let us know as soon as possible. It will depend on availability and arrival time of next guest and on our logistics workload and schedule.


10) APARTMENT CAPACITY

-Quoted price is based on the assumption there are no more than the guest capacity allowed at the particularity booked apartment.
-Additional people are permitted in the apartment for an additional USD 15 night per person, but never exceeding the apartment guest maximum capacity.


11) BUILIDING AND APARTMENT POLICIES

- This is a NON SMOKING unit.
- Pets are not permitted in rental units under any conditions.
- Guests must respect all rules, regulations and laws of the condominium.
- The rental units destination is only to Live and Holiday, not allow for any type of business or other purposes. RIGHT OF ADMISSION: Otherwise the contract will end and you will have to leave the apartment.
-If the apartment has a sofa bed, please make a well use of it. If you use it to sleep, please make sure the bed sofa is completely covered by the linens.
-Make sure you close the building entrance door every time you go out.
-Place the perfectly bagged trash inside the bin located in the building´s ladder area every day.
-Remember to take the apartments keys with you.
-Do not disturbed neighbors, listen music and TV on normal volume.
-Make sure you plug out every electrical device when you go out of the apartment. Turn off lights, air conditioner. In case any device breaks down, and we verify is a consequence it was on for an unusual period of time, the repair cost of the device will be in charge of the guest.
-Electricity: Argentine electricity is officially 220v, 50 hz. If you do not have the same electricity type, please use an adapter.


12) LENGTH OF STAY

- Minimum stay allowed is 5 nights.
- Maximum stay allowed is 3 months. The guest has the possibility to renew the contract for three months more.


13) REFUNDABLE DAMAGE DEPOSIT

- REFUNDABLE DAMAGE DEPOSIT IS REQUIRED. It must be received in cash at the check in day. The deposit is NOT applied toward rent; however, it is fully refundable the day of departure at check out, prior an apartment inspection, and provided the following provisions are met:

a. No damage is done to unit or its contents, beyond normal wear and tear.
b. All sets of keys are left.
c. All remotes controls are left.
d. All electronics are left.

REFUNDABLE DAMAGE DEPOSIT VALUE:
- 1 to 20 nights: USD 200.
- More than 20 nights USD 500.


14) SET OF KEYS REPLACEMENT

In case of losing the key sets: At the moment of the check out, the guests must hand over the key sets given at the time of the check in. Should not any set be missing. The guests will be obliged to pay USD 50 for each lost key. (USD 150 for the complete key set).

IMPORTANT: If, as a consequence of losing the keys, the lock of the apartment must be change, this one will have a cost of USD 300.

Note: If it is necessary to also change the lock of the building, the guests will have to pay for it and for the new keys to every apartment owner in the building along with any other expense that may take place.


15) CANCELATION POLICY

During stay: Early departure or changing dates to reflect a number of nights fewer than originally booked for is considered a cancellation and client is responsible for covering the total cost of the original contract (rent total payment (down + remaining payments) with no exceptions.
-Cancellation with a prior note received MORE THAN 60 DAYS BEFORE THE ARRIVAL (Check in date): Perfecto Lugar will refund 50% of the total amount of the reservation.
-Cancellation with a prior note received LESS TAN 30 DAYS BEFORE THE ARRIVAL (Check in date): Perfecto Lugar will NOT refund the amount of the reservation.

- Cancellation with a prior note received LESS THAN 1 WEEK BEFORE THE ARRIVAL is considered a NO SHOW and client is responsible for covering the total cost of the original contract (down + remaining payments) with no exceptions.

NO SHOW

- If the guest don’t appear at the apartment the check in day, He will be responsible for covering the total cost of the original contract (down + remaining payments) with no exceptions.


16) HOST SERVICE O CONSERGERIE

No host service or consergerie is provided by the condominium.


17) RIGHT OF ADMISSION AND PERMANENCE

- The guest must respect the terms and conditions of the rental contract, also respect all rules, regulations and laws of the condominium.
- The guest must return the apartment in the same conditions of the check in.
- Is it necessary to have all the personal information of every person who stays in the apartment.
- Is not allowed to have extra guests, without inform Perfecto Lugar at the moment of the reservation. As a consequence, Perfecto Lugar will be allowed to evict the guests.
- Perfecto Lugar reserves the right of admission and permanency.
